SUBMITTING AN OFFER – NEXT STEPS

main

1. Offer Overview

Here’s what’s needed to submit an offer:

  • Offer terms (price, cash/financing, timeline, contingencies)

  • Proof of funds and/or mortgage pre-approval

  • REBNY Financial Statement

We’ll work with you to finalize all offer details and send a clean, clear summary to the listing agent with the above materials.

2. REBNY Financial Statement

To complete the required REBNY form, we’ve created a questionnaire that collects your info.

Once submitted:

  • We’ll prepare the actual REBNY form on your behalf.

  • You’ll receive it via DigiSign to review and sign.

Guidelines:

⏳ Your answers will be saved for 14 days. Be sure to click “Submit” at the end, or your info will be lost.

3. Proof of Funds or Pre-Approval

Depending on how you’re purchasing:

If Financing:

  • A mortgage pre-approval is required.

  • We’re happy to introduce a trusted NYC mortgage broker or banker.

If Paying in Cash:

  • Please send the first page of a recent statement showing a balance that covers the purchase.

  • You can redact account numbers—as long as your name and balance are visible, that’s sufficient.

  • If combining accounts, multiple pages are fine.

Need help redacting? We can assist with hiding details like account numbers—only your name and balance need to be visible.

4. Your Attorney

Offers in NY are non-binding until a contract is fully signed. You may submit multiple offers and are only committed once you sign one contract.

We suggest having a real estate attorney ready in advance. If you don’t yet have one, we highly recommend:

Joshua G. Fensterstock
Fensterstock Law PLLC
📍 521 Fifth Avenue, Suite 1700, NY, NY

We’re also happy to work with any attorney you choose. Let us know if you’d like an intro to Josh.

5. Required Disclosures & Agreement

You’ll receive three documents via DigiSign:

  1. NY State Agency Disclosure

  2. Fair Housing Disclosure

  3. EPA Lead-Based Paint Pamphlet (for applicable properties)

Also included will be our Non-Exclusive Buyer’s Agreement:

  • Clarifies our role in your purchase.

  • Confirms how we’re compensated (typically by the seller).

  • Includes specific property and commission details as needed.
