We’re currently working with a bespoke hotel owner-operator that’s in active expansion mode across the US, UK, and EU — with a strong and immediate focus on London. Below is a high-level overview of the buyer profile and acquisition criteria.

About the Buyer

  • A design-forward owner-operator, with a hospitality style reminiscent of The Hoxton

  • Operates 10+ hotels across the US, EU, and UK

  • Currently has a major London portfolio under exclusivity

  • Backed by a U.S.-based capital partner with over $50B in assets under management

Overall Criteria: Europe & U.S.

Target Markets

  • Major EU and U.S. gateway cities

    • NYC preference: unionized assets, but open to non-union, as well

Requirements

  • 100+ keys

  • Vacant possession of brand and manager, or a path to it within 1–2 years

  • Open to heavy renovation if the location and bones support an upper-upscale lifestyle repositioning

Target Asset Profiles

  • Value-add hotels: attractively priced per key, in need of refurbishment, with some in-place yield

  • OR existing lifestyle hotels with limited capex needs but strong operational upside

London Focus

London is currently at the very top of their acquisition list. Here’s what they’re seeking:

Ideal Property Criteria

  • 150–250 keys

  • Preferred areas: Soho, Marylebone, Fitzrovia, Mayfair

  • Freehold ownership preferred

  • Vacant possession of brand and manager preferred

    • Some flexibility if there’s a clear path to vacant possession within 1–2 years

Target Asset Profiles

  • Value-add hotels: attractively priced per key, in need of refurbishment, with some in-place yield

  • OR existing lifestyle hotels with limited capex needs but strong operational upside
