This outreach extends to monitoring social media and the broader media landscape for life changes, such as divorce, marriage, or family additions. Our goal is to identify potential off-market listings and explore the owners' interest in entertaining off-market offers.

2. Building Contacts and Unsold Listings: In cases where direct communication with the unit owner proves challenging, we establish contact with others in the building who can facilitate introductions or provide insights into off-market opportunities. Additionally, we investigate apartments that were previously on the market but did not close. If a property appears to be a viable option, we approach the owners to explore off-market possibilities.

** Due to recent changes in how brokerage commissions are paid, sellers occasionally do not cover the commissions for the buyer's agent. However, this practice remains rare. If the seller does not pay the buyer's agent commission, we kindly ask our buyer clients to cover our fee. In such cases, our pricing and offer evaluation strategy will factor in the savings the seller would realize by transferring this cost to you. As a result, your offers may be lower than if the seller were covering our fee. Full details and explanations of this commission structure will be provided in the non-exclusive buyer representation agreement we send you. We prioritize complete transparency and understanding of all aspects of the transaction.

One of the added benefits of working with us is our ability to preview apartments on your behalf (assuming the seller allows it) for both off-market and on-market options. This means that before scheduling a viewing, we've already toured the property, ensuring you are aware of any potential issues, saving you time and providing added peace of mind.

Due to the time and effort we invest in each client, we take on a maximum of four buyer clients at a time.
